Located in Cincinnati’s historic Over-the-Rhine (OTR) neighborhood, The Findlay Garage is a seven-story, mixed-use parking structure completed in 2023. THP served as the prime consultant, leading structural engineering and functional design to deliver 515 stalls and 20,000 SF of street-level retail. The project was a follow-on to the West End Garage, also designed by THP, initiated by Hamilton County to meet the growing demand for 1,000 additional parking spaces in the urban core. Construction was fast-tracked, and the design was shaped through extensive collaboration with city departments, community groups, and local businesses.

THP navigated tight property lines, utility relocations, and stakeholder concerns about sightlines and neighborhood character. The team developed multiple structural schemes for the post-tension cast-in-place garage, incorporating creative solutions like a stepped-down east side and varied retail façades to blend with OTR’s Italianate architecture. A mural integrates the garage into the community’s visual fabric.
